The Benefits Of A Pre-Listing Home Inspection

The Benefits Of A Pre-Listing Home Inspection

Why a Pre-Listing Home Inspection is Critical to Sell Your Home

You know you have to hire a home inspector when you buy a home as part of the due diligence process. Part of the reason is that the bank considering lending you the money wants to be sure the home is a good investment. The inspection will determine the overall condition of the house, and it will reveal any underlying problems.

What you may not have heard of is the pre-listing home inspection. This is the home inspection that you perform for yourself – the seller. You know that you are going to be putting your home on the market, so you get the inspection to get a sense of the condition of your home. The inspection is the same as what you would get as a potential buyer, but the purpose is different.

Home Inspections Provide You The Value Of Your Home

You may scoff at the notion of needing a pre-listing home inspection. You may think you already know the condition of your home. You live there, after all! You may have lived there for years. However, a pre-listing inspection is going to look into your home closer than you likely ever have.

An experienced inspector will look at every aspect of your home, including the foundation, the electrical wiring, the septic system, the roof, and more. You’ll learn about things like whether the rafters in your attic are the right spacing to meet code or whether there’s mold creeping down your walls. You will learn about things you haven’t been able to see yourself, as well as things you didn’t know were incorrect because you didn’t have the technical knowledge. You’ll get an understanding of your home that you likely haven’t had since you had your own buyer’s inspection before you moved in.

After Having Your House Inspection

What you learn in the pre-listing inspection can help you get your home ready for market. For example, if you learn that your home has foundation problems, you know that you need to make some repairs to make the house ready for buyers. If you don’t, you’ll risk losing a sale, or you’ll end up negotiating a lower price or other terms with your buyer. You don’t have to make all the repairs found to be needed by the inspection. But you do need to know the information so you can make the choice of making the repairs or being prepared to make concessions with buyers.

You can also use the information from your inspection to decide on an appropriate selling price for your home. If you find that your house is in better condition than you realized, you can set the price a little higher. In a more likely scenario, if you find that there are things about your house that need repairing, you can lower the price so that you don’t get pushback once buyers start making offers.

Scheduling Your Pre-Listing Home Inspection

You should schedule your pre-listing home inspection near the beginning of your home selling process. You don’t want to leave it until the end. Getting the inspection near the beginning can give you a comprehensive understanding of your home’s condition so you have plenty of time to make any repairs or upgrades. If a major problem is discovered, you want to have enough time to repair it.

Making a pre-listing home inspection is an essential part of the process when you decide to sell your home. Call a real estate agent, and then call a home inspector. Then work with your agent to decide which parts of the home inspection need to be addressed to ensure that your home attracts the most possible buyers and sells quickly.
