8 Things Your Home Inspector Will Definitely Investigate

Getting a good home inspection in Surprise will ensure that you know all the information you need to know before you buy a house. Your home inspection may turn up issues you didn’t know were there. You can ask the owner to make repairs before you move in or to lower the selling price.

Sometimes, home inspections will turn up minor issues that may not mean much to you. Sometimes, they discover major problems like a cracked foundation or a black mold problem. Here are 8 things that your AZ home inspector will definitely investigate:

Mold and Mildew

Mold and mildew can grow anywhere that there’s moisture and darkness. Therefore, it often grows in places that you can’t see. The walls and ceiling in the house may look fine, but there could be an outbreak of mold or mildew behind the drywall. Not only will mold and mildew damage your home, but it can also cause health problems for you and your family. Your Surprise inspector will look for it throughout the home.

Damp Crawl Space

Crawl spaces and basements have a lot of problems with moisture since they are underground in part or in whole. Rain water can run into these spaces, or moisture can seep in from the ground. Not only can the excess moisture cause the formation of mold and mildew, but it can also damage the property and undermine the foundation of your home. Every home inspector will check this area to ensure that it is water-tight.

Plumbing

The plumbing can also cause moisture issues in the crawl space or basement. But even if it doesn’t, the plumbing needs to be in good shape to serve the needs of the home. Your home inspector will check the overall condition of the plumbing system and determine if there are any leaks, loose connections, or other problems. You don’t want to wait until you’ve lived in the house for months to find out that the plumbing is old and ready to be replaced.

Electrical System

An aging electrical system is going to cost you a lot in repairs. Plus, it puts your home at risk of fire. Your property inspection will include a close look at the electrical system in Surprise. Your inspector will note the overall condition of the system and will note if any connections were not completed to local building codes.

Roof

Without a healthy roof, your home is vulnerable to all kinds of damage. Your home will also be less energy-efficient without a strong and healthy roof. But it’s hard to know that a roof is damaged or is experiencing problems if you’re not an expert. Fortunately, you won’t need to hire a roofer to do a separate inspection. Your Surprise home inspector will look at the roof and note any problems.

Chimney

The chimney is part of the roof, but it will get special attention. Not only will the inspector note if the chimney is in need of a good clean, but he will also note if there are any issues, such as an ineffective chimney cap or a stuck flue. These are things you wouldn’t notice until you lit a fire and had all kinds of problems, like smoke rushing in or chemicals filling the air.

HVAC System

Heating and cooling systems have a limited life span, but they be working fine up until then. You may not know that you are sitting on a ticking time bomb with your HVAC system in your new home. Your inspector will let you know that, as well as what kind of energy efficiency you can expect to get out of the current HVAC unit.

Appliances

Sometimes, when a seller puts a house on the market, they leave behind appliances like the refrigerator, an oven, smoke alarms, and more. Your home inspector in Surprise will also check these over. Of especial note will be safety items like smoke and carbon monoxide alarms. You should continue to test these after you move in to ensure that they are still working properly.

Getting an extensive home inspection can help you make the right decision for your next home. Even if the inspection turns something up, that doesn’t mean you shouldn’t buy the home. You may just want to use that information to negotiate a better – and more appropriate – deal for the property.
